It occupies an elevated position in a unique, small development of three houses, with only one other visible from the garden. Birchgrove is in a sought after area with superb views. The four generous sized bedrooms all have en-suites with large showers, making this an excellent bed and breakfast proposition. Unusually, the house has two staircases with the middle bedroom being connected to both of these. Consequently it would be possible to continue to run this as a bed and breakfast establishment, or it would also make a very desirable family home. The property has the benefit of a large workshop and showroom, currently being used as a pottery, but which could easily be adapted for another craft or trade.
The bright front porch leads to a spacious hall which then has access to the downstairs bedroom – set up for a partially disabled person with a wheelchair –, the dining room, and the stairs to two upstairs bedrooms. The dining room, with a large window to the south, connects to the owner's accommodation as well as to the hall. The sitting room, with an efficient wood burning stove, has patio doors that open onto a small deck. From this room, the second staircas leads up to the owner's bedroom – with en suite – as well as to the middle bedroom upstairs. All these rooms have the same superb view across the glen, and as they face south there is good passive solar gain - especially useful in winter. The sitting room also has doors to the hall, and to the kitchen. The bright and airy kitchen has an eye level electric oven, a gas hob, with plenty of storage space, and leads to the back porch where the oil fired boiler and pressurised hot water tank are situated. Both staircases are lit by tall windows, thus adding to the brightness and sense of space inside. The interior is finished with mellow pine throughout, lending to the farmhouse style. Fittings are of a good quality, and the décor is of an excellent standard. The whole house feels bright and airy. Close to the back door, a large wooden building (6m x 6m) contains a workshop and the utility area, as well as a pottery and a kiln room. There is a smaller shed (3m x 2m) nearby that is used for storage.
The gardens to the front and rear of the property are well developed, with many rhododendrons and other shrubs, as well as several nicely maturing trees. Next to the house is a wild area where there are many orchids during the early summer, and a large (30' x 14'), productive poly tunnel. The whole property is enclosed by a 6' high deer fence which is unobtrusive to the South on account of the elevated position of the house. The
drive area has enough parking space for four cars Birchgrove is on mains water, and is heated by a combination of oil fired central heating downstairs, with electric panel heaters upstairs. This property shares a common septic tank with its two neighbours. There is also a common access (about 200m) connecting to the main A849, Craignure to Fionnphort road.
The views are tremendous in all seasons. Both golden and white tailed eagles are frequently seen flying by, with deer a common sight. Snipe and grasshopper warbler nest very close by. Buzzards are seen on a regular basis over the field in front of the house, while finches, tits and siskins frequent the peanut, and seed, feeders.
